FOR FAMILIES WHO ARE DONE MOVING

A home your kids
don't have to leave again.

Landlord selling. Lease ending. A family that's outgrown the rental. I help busy young families buy a home of their own — without the overwhelm, wasted weekends, and costly mistakes that come with searching alone.

The reality of renting

The conversation

Telling your kids they're changing schools and leaving their friends — not because you chose to, but because someone else decided.

The trigger

A landlord selling, a lease ending, or a family that's simply outgrown the property.

The search

Wasted weekends at open homes, and the risk of a costly mistake when nobody's fully across the market.

What I help you build instead

The outcome

A home your family can truly call your own — with the next move being one you choose.

The approach

I guide busy young families through every step, from the right property to the right price, without the overwhelm.

The focus

So you can spend your weekends on what matters — your future together, not another open home.

Whose side is your agent on?

The agent at the open home already works for someone — just not you.

Most "buyer's advocates" you meet on inspection day are paid by the vendor. Here's the clause-by-clause difference that makes.

Selling agent

Fiduciary duty

Acts in your interest — acts in the vendor's interest, by law.

Fee structure

Paid a percentage of the highest price achieved — the opposite of what you want.

Property access

Shows you what's listed with their agency, not the full market.

Negotiation

Negotiates the price up, and reports every word you say back to the vendor.

MG Buyers Agent

Fiduciary duty

Engaged directly by you, in writing, with a sole duty of care to the buyer.

Fee structure

Flat or fixed-percentage fee agreed upfront — paid by you, so incentives stay aligned.

Property access

Searches on-market, pre-market and off-market stock across the whole area.

Negotiation

Negotiates or bids at auction on your behalf, with your ceiling never disclosed.

Services

Engage the whole file, or just one section.

From first search to settlement — take on the full process, or bring us in for the part you're least equipped for.

Negotiation only

Found the property yourself? We step in once you're ready to make an offer.

  • Comparable sales analysis
  • Offer strategy and staging
  • Direct handling of agent communication
  • Contract terms and conditions review
Best for
Buyers who've done the searching and want a sharper final number.

Auction bidding

A licensed bidder on the day, with a pre-agreed ceiling and no emotion in the room.

  • Pre-auction contract review
  • Bidding strategy briefing
  • Registered bidder on auction day
  • Post-auction negotiation if passed in
Best for
Buyers who want a steady hand at the rostrum, not a bidding war.

Due diligence review

A second, independent read of the contract, title, and inspection reports before you commit.

  • Contract of sale review
  • Title, zoning and easement check
  • Building & pest report interpretation
  • Red-flag summary within 48 hours
Best for
Buyers days from cooling-off end who want a final check.
Process

Five stages, one file, from brief to keys.

01

Brief & engagement

We map your budget, must-haves and deal-breakers, and put the engagement in writing before any search begins.

02

Search

On-market listings, plus pre-market and off-market stock sourced through agent relationships you wouldn't otherwise see.

03

Inspection & due diligence

We attend inspections, commission building and pest reports, and check title, zoning and easements before you fall for a place that can't settle cleanly.

04

Negotiation or auction

We negotiate or bid on your behalf, to a ceiling only you know, with no vendor relationship pulling the other way.

05

Contract to settlement

We liaise with your conveyancer and lender through to keys in hand, flagging anything that needs your attention along the way.

Why I started this

A note from Manju.

One of the hardest things for parents is telling their kids they're moving again — new house, new routine, sometimes a new school. For a lot of families, it's not a choice, it's just the reality of renting. I became a buyer's agent to help families create more certainty, by guiding them into a home they can truly call their own.
